[00:00:00] My name is Colin Mitchell and welcome to sales transformation, a daily podcast with the best moments from the most respected people in the sales world. The goal of this show is to give you a daily dose weekends included in 10 minutes or less to help transform the way you sell. I hope you enjoy today's episode.

[00:00:20] And now to David to tell you what you can expect in today's episode.

[00:00:29] Using a podcast in selling or doing business can be a double edged sword. Yep. It is a brilliant strategy. Alright. But if not executed properly, it can be a disaster. Join Josh and call today as the exchange stories and how a good execution can bring you wonders and how a terrible execution can end up with terrific outcomes.

[00:00:51] All these only. And so it's transformation. All right. So, so, so most of these deals yeah. Are real estate deals. Yeah. Clearly you're not using cold calling to, to to, I might to get these dues deal. Maybe now, maybe you'll change your strategy. I don't know. Maybe I'll convince you to come over to the dark side.

[00:01:13] Um, you know, and, and, and so just walk me through your process. Like you, you, you mentioned you're using the podcast. You know, everybody who listens knows I'm clearly a fan of podcast as a way to open doors, build relationships. Use it as demand gen ABM, like closed deals, build relationships. Like there's, I believe you can use a podcast, like literally at every stage of the sales process.

[00:01:35] Um, and, and I've seen it work, uh, extremely well for us in our own business and for many of our clients and people in our community, but just break it down. Like, what does your process look like? You're clear, you know, you're not using the phone, you're using the podcast. How are you finding these deals?

[00:01:49] Both sellers, buyers, like. Yeah. I mean for my brokerage, right? So we have a real estate brokerage business brokerage. We just broker deals. Right. I created a show cuz I was like, wait a second. All right. Who would be an ideal client for me? I'd be like, okay. An investor or someone who wants to buy something.

[00:02:08] Right? Yeah. So why not create a show where I'm having conversations with them? Right? Mm-hmm so, uh, oh, I just lost power. Am I still good with. With the internet. Are we still good? Cool. All right. Thumbs up. The lightning just struck the, the building. That's kind of cool. I feel safe, but, um, alright. So I created a show where I get to talk with my ideal clients all day long.

[00:02:32] So I started a show called the deal scout, right? So when I'm reaching out to investors or the buyers, people who do acquisitions, I say we have a show folks on the deal scout, we go out, we talk with deal makers, find out what you wanna. You look for, and then, Hey, if I find you those deals, would you buy it?

[00:02:49] And they go, yes. So then I interview them and then I go find the deal and I interview them and then I put 'em together. So, I mean, it's not rocket science. Yeah. But it's, I'm just talking with people that I'm gonna do deals with and people that I like to do deals with. Yeah. Yeah. And, and I think, you know, there's, I obviously know a lot of people that have adopted this strategy, but where a lot of people go wrong is they try to force it.

[00:03:15] Yeah. Yeah. And so the funny thing is, is, so before we started sales cast, right. I had never been on a podcast before. Um, and Chris invited me on his show. I had a great experience and I'm like, this is so cool, man. I wanna start a show. And he's like, yeah, I can help you. And originally I, I started the show and, uh, then I was like, got invited on my second podcast.

[00:03:41] Like I thought I was hot shit. I was like, wow, I'm be, you know, be doing a podcast tour before, you know, it watch out. Right. And, uh, it was the worst experience ever. Like the guy invited me on the show, asked like 10 really stupid questions, kind of like rehearsed them before we hit record. Like, I don't know, it's his show.

[00:03:59] I'm just gonna, you know, kind of a rookie here, a newbie, so I'm gonna go with it. Um, and then at the very end, he tried to sell me some high ticket BS that like, I didn't need right. If he would've spent like 30 seconds. On my profile. He would've knew he would've known that I did not need his, how to launch a podcast course right.

[00:04:21] Program. Yeah. Um, and I was pretty pissed off. Right. And so I call up Chris and I tell him about it. And I'm like, man, you'll never believe what happened. The sky, he did this. He clearly, you know, whatever. And, and so then I was thinking about it and I. It's actually really smart. It was just horrible execution.

[00:04:38] And right. I see this a lot where people are like, how do we get the guests to become a customer? How do we get 'em in our sales funnel? How do we, you know, and, and, and they try to force it and like, you know, the way that you've said, you're pretty honest and transparent with people like, Hey, this is the deal maker show or whatever deal scout show.

[00:04:54] Right. And so, yeah, we put people together and make deals and Bob, and if I can help you great. Um, I love that, that it's sort of like out in the open of the expectation from the beginning. So it doesn't make it weird. Right. Um, but not everybody can go about it necessarily that way. And um, if you try to force it, it really doesn't work.

[00:05:14] Right. And you know, you gotta understand, like, okay, not everybody that you come on, the show is gonna, you're not gonna do a deal with like, there's some people that might come on the show and you. Dude. I'd never want to do a deal with you. Yeah. Like hopefully I don't find what you're looking for. Right.
